It has been a great year in Charleston and the real estate market is definitely showing it. 

According to Charleston Trident M L S Association of Realtors 10,455 homes sold in 2012. 
The is 1,128 more homes than 2011 and represents a 12% increase.  
The growth has been seen across all price points.  
The $700,000 - $799,000 had a 42% increase in sales from 2011.    
Charleston county is the leader with sales growth increasing 20.5% and accounts for 5,400 of the total sales to date. 
Dorchester county has seen a 7% increase in sales and Berkeley county a 4% increase. Prices are up in all three counties. 
The majority of this growth occurred prior to word getting out that
Charleston is the number 1 Place in the World.   

According to J.P. Morgan home prices could rise 9.7% in 2013.
Housing permits have soared to a 4 1/2 year high according to the National Association of Home Builders.  
This is a gage for future construction and is very exciting news.

I am very excited for 2013.  
The projections are positive in all areas of the housing business.

Berkeley County $198 million dollar school referendum passes and what does the mean for real estate values in the area?

Clements Ferry Road will receive a new high school and middle.  Students from Daniel Island, Beresford Hall, St. Thomas Point, Martins Creek, and surrounding neighborhoods students will no longer have to be bused across the Don Holt Bridge for school.  They will be able to stay close to home.  For many home buyers this will open up the possibility of moving to this area.  Real estate agents have faced this obstacle with buyers and I for one am very excited for this change.  Where else can you buy a home on deep water on the Wando River, floating dock, half an acre for under $600,000.00.  Lots with access to the Wando for as low as $30,000.00.  Mini mansions galore in the beautiful Beresford Hall upon entering the gate you feel like you are a world away but the reality is fifteen minutes to downtown Charleston or to the beach.  I think this area is definitely one to watch.  We are already seeing homes go under contract that have been on the market for a while.  Three bank owned lots that once sold for $250,000 have gone under contract in the last thirty days.  Berkeley county taxes are known to be considerably less than Charleston or Dorchester County and they are only expected to rise $40.00 per $100,000 starting 2014.  Give me a call or shoot me an email to learn more about the possibilities this area affords.

Opening Night Fête kicked off the 2012 Festival in true Spoleto style. Immediately following the opening performance of the Alvin Ailey Dance Theater, Festival patrons strolled over to the building site of Seven Calhoun where a spectacular tent awaited. Guests enjoyed a grand celebration complete with full bar, cocktail supper, live music, and mingling under the stars with the Alvin Ailey dancers.

St. Patricks Day Charleston 2012

Happy Monday!
I hope everyone had a safe St. Patrick's day.  We started our day by going downtown to check out the festivities.  Green was everywhere you looked.  We enjoyed great food at Henry's on Market Street and live entertainment.  I had my very own lucky leprechaun as a guide.  We headed over to the 9th annual St. Paddy's Day block party in Park Circle around 2:30.  They had the entire block roped off and live entertain at each end.  Their were clowns, face painting and slides for the kids.  The aroma from the street vendors was delightful.  It is really nice to see entire families........grandparents, pooches, to infants out having fun in the sun.  Park Circle will be a must hit for my family next St. Patrick's Day.

Why I Love This Place...

I am so excited to officially start blogging about my real estate adventures.  I love this business; I love this town; I love helping people find their home in this town.

The friendships I have made over the last 20 years in this industry are priceless.  I have learned so much about this town from them.  My hope is that I will be able to highlight the beauty of Charleston and help others understand why exactly this is the best place on earth!

    I have two wonderful teenagers, two poodles, and a loving husband of almost twenty years.  My daughter is entering her second semester at the College of Charleston and my son is entering his sophomore year at Charleston Charter School of Math & Science on upper King Street.
